📊 Rate Watch Report (Refi Monitor)

The Rate Watch Report scans your entire database and shows you borrowers who may be close to a refinance opportunity.

Instead of setting alerts one-by-one, this report automatically checks every contact with a rate on file and sends you a report when someone may be within range for a refi.

âš  Important:

This report does not contact clients.

It simply sends you a report so you can review opportunities.

Think of it as refi radar for your CRM.

🧭 How Rate Watch Works

The report compares three things:

• The borrower’s interest rate on file

• The current national average rate

• Your trigger and adjuster settings

If a borrower’s rate is close enough based on those settings, they appear in your report.

This helps you spot refinance opportunities early without manually checking every file.

âš™ How to Set Up a Rate Watch Report

• Open your Dashboard

• Click Rate Watch Report

• Choose the user who should receive the report

• Select the report frequency:

• Daily

• Weekly

• Monthly

• Set your trigger

• Adjust pricing if needed using the adjuster

• Click Create Report

The system will now run automatically and send reports on your selected schedule.

📈 Understanding the Settings

Trigger (%)

The trigger controls how close a borrower’s rate needs to be to market before they appear in your report.

Example:

If you set a 0.50 trigger, the report will show borrowers whose rate is within about half a percent of market.

This helps you identify borrowers who may be approaching a refinance opportunity.

Adjustment

The adjuster accounts for how your pricing typically compares to the national average.

Example:

If your rates are usually 0.50% better than the national average, enter 0.50.

This helps make the report closer to your real pricing environment.

You don’t need to worry about negative signs — the system always treats this as you beating the market.

👥 Which Contacts Appear in the Report?

The Rate Watch Report scans:

✔ Contacts with an interest rate saved on their record

It skips contacts who already have a specific Rate Alert set, since those are monitored separately.

This creates a simple system:

• Rate Alerts → for specific borrowers

• Rate Watch Report → for the rest of your database

🔔 What Happens When the Report Runs?

You receive a report showing borrowers who may be close to a refinance opportunity.

The report includes:

• Contact name

• Loan type

• Rate on file

• Market comparison

• Your trigger settings

From there you can decide whether to:

• Call the borrower

• Send a message

• Reprice the loan in your LOS

• Start a refinance conversation

🔒 Important Notes

• Rates are based on national averages, not your lender pricing

• Always reprice in your LOS before quoting a borrower

• This report is meant to surface opportunities, not replace pricing
